Washington Real Estate Practices 30-clock hours Cost: $175
RCW 18.235 is reviewed. This course discusses: Agency relationships, 1997 State Law (RCW 18.86) that governs the conduct of a sales person/broker, evaluating and pricing a property, residential financing and the closing process, and purchase, sales, and listing agreements, financing and the closing process, and purchase, sales, and listing agreements. This class is mandatory for first renewal if license was obtained prior to July 1, 2010.

This class is MANDATORY for first renewal for anyone obtaining there license after July 1, 2010. Includes: 1997 Agency Law, Laws relating to discipline, RCWs 18.85 and 18.86. Benefits include: pitfalls to avoid as a broker, disclosure, fiduciary responsibilities, judgments and liens, statutes of limitations, the court system, arbitration, foreclosures, legal descriptions, sexual harassment in the workplace, all facets of a lawsuit, the process of discovery, broker liabilities, title insurance, recording, probate, inheritances, negligence analysis, and practical tips to avoiding lawyers.

Students are taken step-by-step through the valuation process which includes defining the problem, collecting and analyzing data, reaching a final opinion of value, and communicating the appraisal. The three value approaches (Income capitalization, Cost Approach, and Sales Comparison) are taught in detail, and the student will learn how to apply each in true life case studies and problems. Students also complete key sections of an appraisal report.

WHAT'S IT WORTH 7.5, 15, 22.5, 30 $65.00 Per Day or $250 FOR 4 DAYS
A class for appraisers, sales licensees, and investors. Price may not be the same as value. DO APPRAISERS AND SALESPEOPLE LOOKING AT VALUE THE SAME WAY? How do you compare one real estate investment to another? WHY WOULD A PERSON MAKE AN INVESTMENT IN REAL ESTATE, IF CAPITALIZATION RATES ARE 5%, WHEN BOND RATES ARE MORE THAN THAT? Is appreciation measurable? WHAT DOES TIME VALUE OF MONEY HAVE TO DO WITH IT? This class will answer all the above questions and address investment properties from the investor’s, licensee’s and appraiser’s perspective. This is a class with real life scenarios – not just theoretical problems. On Day 4, learn procedures to appraise properties for which there are no comparable sales.
Learn procedures to appraise properties, evaluate investments and price or value unique properties. Understand required yield and develop the rate investors would require to make or hold a real estate investment. Evaluate a potential real estate investment by comparing the property's anticipated Net Present Value and Internal Rate of Return with its purchase price.
Day 1: Real Estate Investments - Market & Income: Does market value have anything to do with the future? What's the difference between how appraisers and brokers look at market value? Types of leases and their characteristics are discussed. Leases are explained from a both the landlord’s and tenant’s perspective, and viewed from comparability, historical, and the anticipation of future benefits. Capitalization rates are developed; property is priced by the direct capitalization method, and the strengths and weaknesses of capitalization are discussed.
Day 2: Real Estate Investments - Price vs. Value: Reconstruct an income stream…. Gross Rent Multipliers….Capitalization Rates. Why are cap rates so low? Is a Direct Cap Rate a rate of return? Why don’t Real Estate Investments make sense - compared to other investments - if cap rates are considered to be the criteria? Why would a prudent investor invest in multi-family real estate at 5%, when corporate bonds pay approximately the same interest?
Day 3: Real Estate Investments - Evaluation Tools: Understand the time value of money, the six functions of $1 and why it is important for real estate brokers and appraisers. Learn to how to use a financial calculator.
Day 4: Real Estate Investment Analysis; Discounted Cash Flow: What is implied by V=I/R? Why is it so important to understand the Discounted Cash Flow model? How does YIELD enter into the price/value/evaluation equation? LEARN TO USE THE CASH FLOW FUNCTION OF THE FINANCIAL CALCULATOR to determine Net Present Value (NPV) and Internal Rate of Return (IRR). Learn procedures to appraise properties for which there are no comparables.

Advanced Sales Comparison Analysis 7 Clock hours Cost: $115
The steps in the valuation process are discussed with emphasis on how to identify and use units and elements of comparison. Students will learn how to use general and specific data to delineate the market area and select comparable properties for analysis. There are numerous practice problems and a case study to demonstrate the use of qualitative and quantitative analysis techniques in arriving at value for the subject property.

Exterior Structures 7.5 Clock hours Cost: $79
This NEW class includes pertinent information on the home’s exterior structures each real estate sales person and appraiser should take into consideration when assessing the value of a home. The student will be given a firm grounding in keeping with the perspective of a home inspection: porches, balconies, garages, carports, and basement walkouts contributing to the architectural appeal of a home and which have exterior surfaces are assessed. Unique components and properties taught in this class include: structural and safety components including steps, railings, columns, beams, joists, floors, skirting, doors, drains, and walls; common problems that occur with each of these components; the implication of these problems; how to recognize problems or conditions of non-performance.
